Thank you so much for asking, and for respecting Carson Dunlop associates trademark and copyright registration.

Information that Carson Dunlop associates has developed both in text and illustrations and we use that in many places on this website, sitting there source and everyone and with the note that the material is used with express permission from the company.

Al Carson and I (D Friedman) change technical information and research and illustrations for decades and site one another and use one another's material with explicit permission, in both directions.

That privilege derives from our work together so you can understand that it does not extend to other websites or website developers.

Though it's rare, unfortunately a few publishers have taken our content, or that from Carson Dunlop without permission. As a result we have had to keep an attorney on retainer for such instances. The worst offenders, un-moved by our request to remove such material, found their websites taken down in accordance with internet laws in various countries.

If you are using illustrations or text that are (C) by Carson Dunlop Associates or by us (InspectApediua.com) then your attorney's advice serves his interest because he'll earn fees trying to get your website back on the air if our attorney (in the U.S.) or Carson Dunlop Associate's attorney (in Canada).

Al Carson might be interested, as would I, in where you found unrestricted copies of our joint material and in comparing it to our own copyright protected content. Please use the page top or bottom CONTACT information if you can provide that.

Indeed there are some different cases. For example the illustration that appears at the top of

comes from very old U.S. government publications and so is public domain -

On that page, click the page top image and you'll see that it does not bear our (C) stamp nor a copyright citation or source warning.

My advice to you, when looking for "free" content for your website is

1. steer completely away from copying any content you find at carsondunlop.com or at inspectApedia.com both of whom have been forced to police this question and won't hesitate to do so.

2. document your material sources in every instance

3. ask for permission where content is not from a public domain document

Those steps not only protect you and your website development effort from copyright infringement legal action, they also protect your reputation as a home inspector. Not many home buyers are going to want to hire a home inspector who has appeared as a plagiarist at sites like

Finally, on occasion, when someone asks us for permission to use one of our photos, all of which are (C) protected, although we do not grant that (except for donating to U.S. government safety and health websites), we may have in our library other images that we can provide - as a sort of than-you-for-not-stealing.

Hi, I am a home inspector and have several websites. I wanted to use the Carson Dunlop clip art on my websites and they told me I couldn't. I bought this clipart about 20 years ago with no restrictions on use.

I see that you use some of the same clipart on your website and wondered if Carson Dunlop gave you any grief over this. I actually contacted my attorney and he advised me to go ahead and use the clipart any way I wish, I bought it with no restrictions.

The letter that you attached has to do with license plates - a topic that does not pertain to the setting of mobile homes on homesites.

What is the 2015 Michigan Residential Building Code for mobile home age requirements? I was told in Manufactured Home Installer Licensing classes that no local government can limit the age of a mobile home to be set on private property. It is discrimination, but the local governments have different age restrictions,

If you don't have an estimate of the age of the floor you might at least bracket the possibility of asbestos by knowing the age of the building and looking at any history of its renovations. Sorry but I can't really see much in your photo

II agree that a better job would be to caulk the toilet base to the floor after a wax ring seal replacement.

However if the contractor involved and your insurance company are not responding promptly to your wishes, the cost and trouble of arguing about it is perhaps much greater than the cost of a tube of quality caulk and a caulk gun and a couple of paper towels - (About $15 CDN) so it might be easier to just DIY or obtain help from a handyman.

I had a very nasty sewer water backup in our basement in Nov.2018....and damaged many rooms throughout the basement.

Recently we finally had the tile replaced and the installation completed in the bathroom and a plumber attended to reset our air pressure toilet. The plumbing company was provided by the contractor on our insurance claim....

I have never ever had a plumber nor re-caulk around the base of a toilet before....it doesn't look nice or show pride in quality workmanship .....does any expert know if Canadian or specifically British Columbia Canada plumbing standards have any rule on that?? I would like to know because I would rather have caulk around the base as it was caulked prior to disconnect of toilet by same plumbing company.
